Deterioration of the finish of liquid-applied membrane roofing

Cause

UV exposure

Repair

  • the condition of membrane roofs should be checked at least once a year to ensure there is no debris on the roof, no damage and no breakdown of the membrane surface

  • in the first instance when damage is found, contact the manufacturer, supplier or installer of the original membrane for their advice. Repairs must be compatible with the original product and follow the supplier’s recommendations

  • repairing or recoating liquid-applied membrane roofing is not generic work in the same DIY category as, say, repainting timber weatherboards. Membranes should not be coated with paints designed for other types of surface

  • roofs still under warranty should only be repaired by the contractor who carried out the original membrane application or by another applicator approved by the membrane supplier

  • membrane manufacturers and suppliers typically train and license applicators in the use of their membranes. A warranty may only apply where application is carried out by someone licensed by the supplier. If repairs are made that are incompatible with the original membrane, the warranty for the original membrane may be void

  • original application of roofing membranes and replacement of membranes is restricted building work and must be carried out or supervised by a licensed building practitioner with the relevant licence class

Cause

Lack of maintenance – systems require recoating every 7–10 years

Repair

  • see repair above, and continue with regular checking of the roof condition annually
