High internal moisture levels
Repair

firstly, address the high internal moisture levels:

increase the amount of ventilation provided. Add a rangehood over the kitchen stove and an exhaust vent near the shower in the bathroom, both vented to remove steam to outside the house

opening windows for at least 10 minutes every day can make a difference

avoid using unflued gas heaters and avoid drying laundry inside – these add a lot of moisture to the air

if deterioration is minor, remove corrosion by lightly sanding. Apply a zinc-rich primer to a clean surface and repaint with a minimum of two coats of good quality acrylic paint

where corrosion is serious, locate a source of reproduction pressed metal ceiling tiles (there is a reasonable choice commercially available) and replace the ceiling

Leak(s) in the roof cladding
Repair

locate and repair the leak(s). Where it is suspected that leaking is extensive or the leak cannot be found, engage a registered building surveyor for advice
